The villa is offered at €95,000 for 180 m² but described as “stato grezzo” (unfinished); I estimate heavy finishing at €1,100/m² → renovation ≈ €198,000 and an effective price ≈ €293,000 (≈ €1,628/m²). That effective €/m² is far above the Campania baseline of €419/m², so this looks overpriced despite many photos and only 1 day on market.
More on the house and the area
Large unfinished multi-unit townhouse with sunny terraces and a pleasant mountain view — good size and strong price appeal. However it is a raw concrete/brick shell needing complete finishing and systems work, so not move-in ready.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€71,000 – €105,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Stato grezzo: interior is an unfinished concrete/brick shell — needs full completion (floors, plaster, bathrooms, kitchen).
- No finished utilities visible — electrical, plumbing and heating likely incomplete or not connected.
- Roof/upper structure and exterior openings are unfinished and scaffolding/materials are on site.
- Check permits, planning status and completion costs before purchase (multi-unit layout may affect requirements).
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster is in the Montoro valley between the Picentini mountains and the first ridges toward the Sarno plain. The Monti Picentini Regional Park lies within about 15 km to the east, with wooded mountain terrain around Serino and Solofra. The Sabato and Sarno catchments shape this area, with irrigated valley floor and settled slopes rather than a single dominant river landscape. The nearest town of size is Avellino, which has the province’s main services, shops and rail/bus links. Salerno is the other daily reference city on the plain side of the valley. The area is known above all for onions from Montoro and for mixed agricultural land in a corridor between the Irno and Sabato sides of inland Campania.
